Complicated Income: can I get a mortgage if…


I have only been self-employed for one year: Yes

There are lenders that will consider lending to you if you can evidence one year’s trading accounts or your tax calculation show net profit for a year.


I have not started my permanent job yet: Yes

Although many lenders require you to have been in a role for a certain amount of time there are lenders who will lend to you provided you can confirm you have a job offer and are due to start within three months.


I am a contract worker: Yes

These criteria vary significantly between lenders, however many providers will lend based on your hourly contract rate.


I am self employed with a low salary and receive no dividends: Yes

Some lenders calculate the maximum lending amount based on your salary and company net profit figures.
